Department Definition

The Real Estate and Delivery Division is responsible for the Design, Development and Build of all of Expo City infrastructure including Real Estate and Construction delivery for the Expo City. Working closely as an integrated team with the Project Management Consultants.

Opportunity Responsibilities

The Sales Director is responsible for developing and implementing the overall Expo City Dubai's sales strategy based on extensive market knowledge. They will identify sales opportunities and develop relationships with potential investors to negotiate and close significant deals.

The main responsibilities for this role include:

Strategic Responsibilities

  • Collaborate with senior leadership to set revenue goals and company strategy, and implements a sales plan to drive revenue growth
  • Recommend appropriate strategies for maximizing profits and minimize risks
  • Execute long-term real estate strategies that align with Expo's business goals

Operational Responsibilities

  • Manage properties by identifying opportunities for sales, development or leasing
  • Create strong relationships with key client stakeholders at both senior and mid-management levels, possessing an ability to communicate, present and influence all levels of the organization
  • Through reporting and analytics, validates the quality of the lead and pipeline data and provides guidance to improve the overall data quality, thereby ensuring clear and informative reports are available for senior leadership
  • Establish sales objectives by forecasting and developing annual sales quotas; projecting expected sales volumes and profits for existing and new projects
  • Define and execute appropriate sales strategies, business development, marketing, technical, operations and sales support programmes to maximize sales and profitability.
  • Demonstrate a desire to own projects and exceed expectations, with the ability to find solutions and deliver results within a rapidly changing, fast-paced culture
  • Manage all efforts by the Expo City Dubai sales team, strategically planning and launching new products or services while ensuring customer satisfaction remains paramount
  • Negotiate and execute development agreements, leases and other real estate contracts
  • Set, monitor and drive activities (sales KPI’s) to achieve sales targets in a healthy, motivating environment for all members of the Expo City Dubai sales team
  • Possess excellent interpersonal skills, with the ability to communicate effectively with management and cross-functional teams, for both technical and non-technical audiences

People Responsibilities

  • Lead the team responsibly and proficiently, providing effective line management to direct reports
  • Set objectives and evaluate the performance of individual direct reports and actively manage key personnel issues
  • Mentor the team about their working style, professional expertise and quality of project execution
  • Ensure that all staff acquire the required skills and knowledge through appropriate learning and development programmes
  • Embed culture and values by role modelling organizational behaviors through excellence, performance management, feedback and coaching

Skills

15+ years of experience in real estate sales and marketing, of which a minimum of 5 years must be within MENA as well as: 

  • Bachelor's degree (MBA preferred) in Real Estate, Finance, Business, Accounting, Engineering, MBA, Architecture, Construction Management, Management, Economics or a related field
  • Excellent organization and planning skills
  • Excellent listening, negotiation and presentation skills
  • Excellent mentoring, coaching and people management skills

  • Must be proficient at analysing data, building reporting and making strategic recommendations based on data and trends
  • Ability to manage multiple projects and work to tight deadlines
  • Keen business sense, with the ability to find creative business-oriented solutions to problems
