Expo City Asset Management( ECAM) is the main commercial vertical of Expo City Dubai (ECD); ECAM strategy is to achieve the targeted rate of return on owned assets assigned to a third-party; through an efficient management of the third-party operators and through a deep understanding of the latest market statistics, trends and competitiveness of the assets. The team will oversee all capital improvements and building expansions and ensure they are commercially feasible and aligned with the market conditions these assets are in.
Opportunity Responsibilities
The Head of Asset Management will be responsible to provide financial analytical thought leadership and guidance to the VP of Asset Management to facilitate the successful execution of the set business objectives. Accountable for partnering with various teams to design and deliver solutions and collaborate with various business stakeholders to drive commercial value realization of the assets in the portfolio. The role will work directly with the VP of Assets Management and will be the main point of contact in his/her absence.
The main responsibilities for this role include:
Strategic Responsibilities:
- Review and evaluate the financial /commercial submissions by the operators (including but not limited to; Pre-Opening and Operating budgets, evaluating capital expenditure and Operating Supplies) and provide valuable advice to the VP to ensure positive financial decision are made and ensure they are benchmarked within industry acceptable guidelines and fit for purpose to ensure successful delivery of the business objectives
- Provide analysis on the latest market statistics, trends and competitiveness of the ECD assets, ensuring leadership is making sound long-term commercial decisions
- Set up the governance structure for the day to day dealings with operators to ensure smooth operations and protect the interest of the Expo City.
Operational Responsibilities:
- Develop and maintain all Fixed and Main Asset registers and liaise with appropriate departments on an ongoing basis to keep the two updated
- Report on monthly, quarterly and annual basis on the financial performance of the operators and the assets, identifying and recommending corrective action and areas for potential improvement
- Validation of any cash call, cost reimbursement or billings submitted by the operators to ensure compliance with approved plans and contracts
- Integrate with the Contracts & Finance to ensure that all budgeting and forecasting, procurement, contracts and payments are managed effectively
- Attend all operational planning meetings and provide advice on the submitted plans to ensure the most efficient delivery from a financial stand point
- Validation of weekly/monthly financial reports submitted by the operators
- Review of yearly budgets ensuring cash flows are planned in line with business objectives that might include assets expansions, fit-outs etc.
- Management of the said cashflow against forecasted requirements to ensure no shortage of funds
- Highlight any foreseeable financial risks to VP for final decision and ensure implementation of such decision.
Skills
6+ years in a role specializing in hotel revenue operations as well as:
- Master’s degree with 8+ years’ experience or Bachelor’s with 10+ years;
- Prior experience with large scale events where multiple events/hospitality functions operate;
- Strong communication and presentation skills;
- A clear understanding of the importance of client service;
- Strong interpersonal and collaboration skills;
- Organized with excellent time management skills;
- Proven track record in managing contractors/external stakeholders to deliver a service/event/project;
- Highly motivated and hardworking; willing to work as needed
- Ability to multi task and meet deadlines in a fast-paced environment
- Confidentiality and discretion a must.
- Strong computer skills, including MS Excel, Powerpoint and Project.
