Development Director

Responsible for overseeing the planning, design and construction of all new developments for Expo City Dubai. Work closely with architects, contractors and other professionals to ensure that all projects are completed on time and within budget.

The main responsibilities for this role include: 

Strategic Responsibilities

• Lead all development activities and provide strategic leadership and tactical implementation of Expo City Dubai's real estate projects.
• Develop and implement the development strategy for Expo City Dubai
• Prepare the development and operational plans (including market research, due diligence reports, financial analysis etc.) for the real estate projects

Operational Responsibilities

• Deliver large-scale real estate projects from the master planning phase through design and construction until operational across Expo City Dubai
• Manage the procurement process and selection of relevant consultants such as architects, construction management companies, contractors etc.
• Coordinate with architects, engineers, contractors or other consultants as required to ensure that the construction projects proceed according to the schedule
• Manage the process of receiving permits, approvals etc., through the management of relationships with key stakeholders such as DEWA, DM etc
• Produce consolidated reports which provide clarity on all works within the real estate portfolio
• Highlight all risks and issues and provide recommendations to address these
• Manage the preparation and review of the project-specific development and design briefs to ensure alignment with Expo City Dubai's objectives
• Work closely with the design team to ensure that projects are designed and constructed following the highest standards
• Communicate and manage all issues and risks affecting the projects
• Monitor contractor and vendor performance during the construction phase
• Coordinate and integrate the development schedules of various stakeholders into the development programme to ensure alignment with the business plan
• Manage internal and external teams to ensure that project feasibility, programme design, technical, quality and leasing specifications are achieved through completion and handover
• Manage cross-functional relationships with internal and external stakeholders and oversee tasks assigned to the development team
• Ensure adherence to health and safety standards

People Responsibilities

• Lead the team responsibly and proficiently, providing effective line management to direct reports
• Set objectives and evaluates the performance of individual direct reports and actively manages key personnel issues
• Mentor the team about their working style, professional expertise and quality of project execution
• Ensure that all staff acquire the required skills and knowledge through appropriate learning and development programmes
• Embed culture and values by role modelling organisational behaviours through excellence, performance management, feedback and coaching

15+ years experience in the real estate industry as well as:

• Bachelor's degree in Engineering, Project Management, Real Estate Development, Construction or a related field
• Substantial experience managing real estate development process in major real estate developments from the project initiation to project structuring, design, construction, commissioning and operating
